The unfinished Mondria 1 condominium at 1607 King Street East in Courtice is now under court-appointed receivership, adding a new layer of oversight to a project affected by financing shortfalls, construction delays and extensive water damage.
The Ontario Superior Court appointed BDO Canada Limited as receiver and construction lien trustee for Monde Development Group Inc. on July 7, 2026. The six-storey proposal contains 89 units, with court materials indicating that purchase agreements had been entered into for 76 of them.
What changed at the project
The receivership application followed loan defaults and a December 2025 incident in which a vandal opened a fire hose inside the building. Reporting based on the court record says water affected units and common areas from the fourth floor to the ground floor.
A preliminary estimate obtained by the lenders put restoration at more than $14 million and approximately six to eight months. That work was not the only funding pressure: court materials say the developer had run out of money by late 2024 and recognized cost overruns exceeding $8 million by April 2025.
Receivership is not a new planning approval
The court order changes who controls the company and project assets; it does not replace municipal planning or building approvals. Any material redesign, permit revision or change in the approved development would still have to follow the applicable Clarington and Durham Region processes.
BDO can investigate a sale, investment or construction solution, advance the insurance claim and address purchaser agreements and construction liens under court supervision. That creates a framework for decisions, but it does not guarantee a completion date or a particular outcome for the project.
What purchasers and nearby residents should watch
- Receiver updates: BDO’s engagement page is the primary place for appointment documents, reports and future court materials.
- Construction activity: A restart will depend on a funded restoration and completion plan, not only on the existence of the original approvals.
- Municipal records: New applications, building-permit changes or public notices should be confirmed through the Municipality of Clarington.
- Purchase agreements: Buyers should obtain independent legal advice and follow formal notices from the receiver rather than relying on sales material or informal timelines.
The original project was marketed with shared amenities including a wellness centre, guest suites and a landscaped rooftop patio. A 2022 lender announcement described the development as 80 per cent pre-sold at that stage.
