You do not need a finished construction package to start a useful permit conversation. You do need enough information to explain what exists and what will change.
Gather the basics
- The property address and a sketch showing the existing building and proposed work.
- Approximate dimensions, setbacks and whether the work changes bedrooms, units or use.
- Known water, sewage and driveway arrangements.
- Any previous permits, surveys or relevant approvals you already hold.
Ask about the approval sequence
Ask whether zoning review, a minor variance, conservation permission or servicing review must happen before a building permit can be issued. Do not assume every renovation follows the same sequence or that work exempt from one process is exempt from all others.
Budget for more than construction
Design, surveys, technical studies, application fees and inspections can affect the schedule. Ask for the current submission checklist and fee information rather than relying on an old estimate. Confirm when work may legally begin.
