Setbacks & lot coverage

Zoning by-laws set minimum front, rear and side yard setbacks and maximum lot coverage (the share of the lot that buildings may cover), and these numbers differ by zone. Related controls include height limits, angular planes where taller buildings sit near low-rise areas, daylighting triangles at intersections, and conservation-authority setbacks near watercourses, wetlands and valleylands. Setbacks are measured from property lines, so a survey matters when a building sits close to a limit. Accessory structures such as sheds, detached garages and pools follow their own (usually smaller) standards. Properties on the Oak Ridges Moraine or in the Greenbelt face additional provincial setback and coverage restrictions. Verify requirements with the municipality before applying or building.
